Town Planning Board Holds First Meeting of 2021

  The Town of Warwick Planning Board held its first meeting of the new year on Wed., Jan. 20 of 2021. This meeting was conducted in person, the first in several months to be held in the Town Hall building located at 132 Kings Hwy. in Warwick.

Pennings Cidery to Expand

Three public hearings were held. The first hearing concerned site plan approval for the Pennings Cidery building located at 4 Warwick Turnpike. The applicant, Pennings RE Holdings, LLC., submitted for a Special Use Permit in order to construct and use a 20×70 sq. foot addition to the existing cidery building. The application for Site Plan Approval and Special Use Permit were approved by the Board after no comments were made by the public.

The next was an application for final approval of a proposed four-lot cluster subdivision located on the western side of Old Tuxedo Rd., 300 ft. south of Nelson Rd. (35 Old Tuxedo Rd.), as applied for by Viola Cox. After some discussion and revision of the submitted EAF (Environmental Assessment Form), and no comment was made by the public, the Board accepted the project’s application for final approval.

Finally, there was an application for final approval of a proposed lot line change, as submitted by Jared Schutzman and Andrea Klein. The parcels in question for this project are located on the eastern side of Bellvale Lakes Rd., 11,500 ft. north of Iron Forge Rd. (282 Bellvale Lakes Rd). No comments were made by the public.

The Board then reviewed maps submitted by three separate applicants with no opportunity for public comment (the opportunity will become available on future agendas).

Black Bear Campground

The first of these was the Black Bear Campground, which submitted an application for site plan approval and a second special use permit for the construction and use of the existing campground’s continued use of operation from 74 permitted campsites to 130 permitted campsites known as the Black Bear Campground, located on the eastern side of Wheeler Rd., 6,000 ft. south of State Rt. 17A (197 Wheeler Rd.). A public hearing for the Black Bear Campground project will be added to the next available agenda.

Pete Fini Subdivision applied for a Sketch Plat Review of a proposed four-lot (minor) subdivision of four to 11 acres per lot. The project is located on the southern side of County Rt. 1A, 1,200 ft. west of Sanfordville Rd. (121 County Rt. 1A).

Finally, Tina and Keyvan Saghafi applied for a Sketch Plat Review and Final Approval of a proposed lot line change, regarding Mr. Saghafi’s home property and an accessory building undergoing transfer of ownership. The parcels are located on the western side of Big Island Rd. and Hedges Rd.

Next Meeting 

The Feb. 3 meeting of the Town of Warwick Planning Board will be cancelled and the next meeting is scheduled to take place on Wed., Feb. 17 at 7:30 p.m.
